Run the AI Underwriter on a deal
How to take a full application package from upload to a broker-ready summary you can act on. Time required: a few minutes of your own work once the documents are in hand.
Open the deal you want reviewed
Start from the file itself rather than a global upload screen. Everything the AI Underwriter reads is scoped to one deal, so its figures and flags stay tied to that applicant and that property.
Upload the application documents
Add the package to the deal: paystubs, Notices of Assessment, T4s, bank statements and the credit report. The more of the package you provide, the more the review has to cross-check — income read off a paystub means more when there's an NOA and a T4 sitting beside it.
Upload the documents as you receive them. You don't need the complete package before starting; you can add the missing pieces later and look at the review again.
Open the AI Underwriter tab
With the documents attached, switch to the deal's AI Underwriter tab. This is where the analysis of the uploaded package appears, separate from the raw document list.
Read the readiness score first
The readiness score is your triage signal: it tells you, at a glance, how close this file is to being submittable. Use it to decide which of today's files needs your attention and which is simply waiting on a document.
Check the verified figures
Below the score, the review lists the figures it pulled out of the documents rather than the ones typed into the application. Compare them against what the client told you. A gap between stated and verified income is the single most common reason a file comes back from a lender, and it's cheaper to find it here.
Compare GDS and TDS against the caps
The review shows the calculated GDS and TDS ratios next to the caps they're measured against, so you can see not just whether the file passes but how much room it has. A file sitting just under a cap is fragile — a rate move or a missed liability can push it over.
Work the flags list
The flags are the specific things to verify before you submit: inconsistencies between documents, gaps, and items a lender will almost certainly ask about. Treat the list as your pre-submission checklist and clear it item by item.
Expand a document row for the full extraction
When a figure or a flag needs context, expand the row for the document it came from. That view shows the complete extraction for that document, so you can see where a number originated instead of taking it on faith. Verify anything you plan to rely on.
Copy or export the summary
When the file is in shape, copy or export the broker-ready summary. It gives you a single written account of the verified figures, ratios and outstanding items — useful as the note you attach when you submit, and as the basis of the conversation with your client about what's still missing.
The AI Underwriter doesn't approve anything. It reads the package and tells you what to verify. Lending decisions stay with the lender, and the professional judgement on the file stays with you.
