Accuracy that holds up

Generic calculators often default to U.S. conventions: monthly compounding, no stress test, and tax rules that do not match any Canadian province. BrokerDam uses Canadian conventions from the start: semi-annual compounding for mortgage payments, provincial land transfer tax rules, and CMHC premium bands with the 30-year insured surcharge applied where relevant.

The stress-test logic follows the OSFI B-20 qualifying rate — the greater of the contract rate plus 2% or the benchmark 5.25% — so affordability results align with what lenders actually see. That means fewer surprises when a pre-approval turns into a live application.

Every calculator can generate a client-ready one-pager with your logo, colours, and contact details already applied. Which provinces are supported for land transfer tax?
BrokerDam currently supports land transfer tax calculations for British Columbia, Ontario (including the Toronto municipal land transfer tax), and Alberta title registration fees. We are adding additional provinces based on demand.
Do the calculators use the stress test?
Yes. Affordability and mortgage qualification scenarios show the qualifying payment at the greater of the contract rate plus 2% or the OSFI benchmark rate (currently 5.25%), consistent with the B-20 guideline used by Canadian lenders.
Can I send results to clients?
Yes. Every calculation can be exported as a branded, client-ready PDF that includes your logo and contact details. The PDF is generated from the scenario you built and can be emailed or texted directly from the client's record.
