What does the AI Underwriter do?

It reads the package and tells you what to verify. It does not decide anything.

The AI Underwriter reads the full application package, not one document at a time. Pay stubs, T4s, notices of assessment, bank statements, the application itself and the supporting paperwork are all read together, which is what makes the output useful.

From there it does three jobs. First, extraction: pulling names, employers, income figures, dates, balances and account details out of documents that arrive in every format brokers have ever received. Second, cross referencing: checking that the employer on the pay stub matches the application, that the deposits in the bank statements are consistent with the stated income, that names and dates line up across the file, and that the numbers in one document do not quietly contradict another. Third, calculation: running GDS and TDS, including the OSFI B20 stress test at the qualifying rate, so you can see where the file actually sits rather than where it looked like it sat.

What comes back is a broker ready summary. It flags what is missing, what does not reconcile, and what a lender is likely to ask about, and it shows the reasoning behind each flag rather than a score with no explanation. You can see which document produced which number, which is the part that lets you check the work instead of trusting it blindly.

What it does not do is decide. It never approves a file and never declines one. Approval is the lender's job, and the judgment call about whether a file is ready to submit is yours. The value is in getting the reading done in minutes instead of an hour, and in catching the gap before an underwriter catches it for you.
